Quick answer

Fast business loans come in two broad types. Unsecured loans, assessed on bank statements and trading history, can fund smaller amounts the same day. Property-secured private loans can fund $20,000 to $250,000 possibly the same day, and up to $5,000,000 possibly within 24 to 48 hours. Which is faster depends on the amount, the paperwork and the security.

Key points

  • Same-day funding possible for smaller unsecured amounts
  • $20k to $250k possible same day with property security
  • Up to $5m possible within 24 to 48 hours
  • A complete file is the biggest speed factor
Unsecured
Typically $5,000 to $500,000
Secured
$20,000 to $5,000,000
Fastest

A fast business loan is only useful if it arrives before the deadline and doesn’t create a bigger problem after it. That means matching the loan type to the amount, the timing and what you can offer as security. Here’s how the main options compare on speed.

Two routes to fast money

Unsecured business loans are assessed mainly on the business’s recent bank statements, turnover and time trading. There’s no property involved, so there’s no valuation or title work. For smaller amounts, approval and funding can happen the same day. The trade-off is that amounts are lower, typically $5,000 to $500,000, and the cost per dollar borrowed is usually higher.

Property-secured private loans are assessed on the property and the exit. They need a valuation and some legal work, but private lenders have streamlined both. Amounts of $20,000 to $250,000 can possibly settle the same day, and up to $5,000,000 can possibly settle within 24 to 48 hours.

Unsecured Property-secured
Typical amount $5,000 to $500,000 $20,000 to $5,000,000
Main assessment Bank statements and turnover Property value and exit
Fastest timing Same day for smaller amounts Same day up to $250k, 24 to 48 hours larger
Credit history Matters, but recent trading matters more Considered case by case

What actually makes a loan fast

Lenders can move quickly. What slows most deals down is waiting on the borrower or a third party. The fastest files share the same features:

  • Complete information on day one. ID for every director and guarantor, property details, what’s owed and the purpose.
  • A clear exit. The lender can see exactly how the loan will be repaid.
  • Available signatories. Everyone who needs to sign can do so quickly, and has a solicitor lined up for independent advice where needed.
  • Standard security. A house or a well-located commercial building values quickly. Unusual property takes longer.
  • An early start. An enquiry at 9am has a far better chance of same-day funding than one at 4pm.

When speed is worth paying for

A fast loan makes sense when the cost of missing the deadline is bigger than the cost of the loan. Common examples:

  • an ATO debt, garnishee notice or director penalty notice with a fixed date
  • a settlement deadline that a bank can’t meet
  • a supplier discount or stock opportunity that expires
  • payroll or super that must go out this week
  • a statutory demand with days left to run

If there’s no hard deadline, it’s worth asking whether a slower, cheaper option might suit better. We’ll tell you if we think it would.

Fast unsecured: what lenders want

Unsecured lenders typically ask for:

  • three to six months of business bank statements, often connected securely online
  • an ABN and, for larger amounts, an active GST registration
  • a minimum trading period, commonly six to twelve months
  • regular monthly turnover above the lender’s minimum
  • ID for the directors, who usually give personal guarantees

Approval can come within hours. Repayments are usually daily, weekly or fortnightly, which suits businesses with steady takings but can strain lumpy cash flow. Read more on our unsecured business loans page.

Fast secured: what lenders want

For a property-secured loan, the essentials are:

  • the property address, owner details and the current loan balance
  • a clear business purpose
  • the exit, such as a sale, a refinance or an expected payment
  • ID for every owner and guarantor

The lender orders a desktop valuation, issues terms and sends documents. If time is tight, a caveat loan can be lodged quickly, then replaced later with a registered mortgage.

A worked example

A Gold Coast catering company had a large wedding season contract and needed $65,000 for equipment and staff ahead of the first deposit landing. With steady turnover and two years of trading, an unsecured lender approved the loan the same morning based on connected bank statements, and funds arrived that afternoon. The company repaid weekly over six months from event income.

A month later, the owner needed $400,000 to buy a competitor’s commercial kitchen. That was well beyond unsecured limits, so a private lender took a second mortgage over her home and settled in two business days.

Avoid the scattergun approach

Applying to several fast lenders at once can leave multiple credit enquiries on your file and make you look desperate to the next lender. Tell us what you need and we’ll point you to the type of lender most likely to say yes, first time. There’s no credit check when you first enquire, and your file isn’t sent around the market.

Tell us the deadline

Give us the amount, the date and what you can offer as security. We’ll tell you which route is faster for your situation. Please answer the form accurately, because it’s how we brief the lender. Get started, or compare short-term business loans and then check your eligibility.

Frequently asked questions

What's the fastest type of business loan?

For small amounts, an unsecured loan assessed on bank statements can fund the same day. For larger amounts, a caveat loan over property is usually the fastest secured option.

Does fast mean expensive?

Speed often costs more than a slow bank loan, but the total cost depends on the amount, term and security. A short term limits total interest, and secured loans usually cost less than unsecured for larger amounts.

Can I get a fast business loan with bad credit?

Often, yes. Property-secured lenders focus on the security and exit. Unsecured lenders focus on recent cash flow. Past credit problems are considered case by case.

What slows a fast loan down?

Missing documents, unavailable signatories, unusual property, unclear purpose and late-day enquiries are the usual culprits.
