Exit plan checker

Six questions, the same ones a private lender asks. Get a score, a plain-English verdict and the specific things that would make your plan stronger.

Your exit score

—/ 17

Answer the questions to see how a lender might view your exit.

A guide only, not a lending decision. Every lender weighs the property, purpose and exit together.

Why the exit decides most private loans

A bank asks whether your income can cover repayments for years. A private lender usually lends for months and expects to be repaid in one go, so it asks a different question: what single event will repay this loan, and when? That event is the exit. A strong exit can carry a deal with average security and an imperfect credit file. A weak one can sink a deal with excellent security.

    What the six questions test

    • The type of exit. Some exits are more certain than others. A property already under contract is close to a sure thing. Future trading profits are a hope.
    • Evidence. A lender will want to see it, so it's worth gathering before you apply.
    • Timing. Exits run late. A buffer of a few months between the expected exit and the end of the term protects you from extension fees.
    • A backup. Two routes out make a file far stronger than one.
    • Coverage. The exit must cover the payout, including capitalised interest, fees and any selling costs, not just the original amount.
    • History. An exit that has already failed needs a clear explanation of what's different now.

    Make your plan stronger

Our guide to exit strategies private lenders accept explains each type of exit in detail. To check the payout figure your exit must cover, use the caveat loan calculator. If your plan is a bank refinance after a short private loan, read about private loan refinancing.

Then start your enquiry. There's no credit check when you first enquire, and your file stays with our desk rather than going out to a list of lenders.

    Exit plan questions

    What is an exit plan?

It's how a short-term private loan will be repaid, usually in one lump sum from a specific event such as a bank refinance, a property sale or a contracted payment.

How is the score worked out?

Each answer reflects a question private lenders ask: what the exit is, how well it's evidenced, how the timing fits the term, whether there's a backup and whether the proceeds cover the payout. Stronger answers score higher. It's a guide, not a lending decision.

What if my score is low?

Use the suggestions to strengthen the plan before you apply, for example by gathering evidence, choosing a longer term or lining up a backup. A low score isn't a refusal, it's a to-do list.

    Is anything I enter saved?

No. The checker runs in your browser, and nothing is stored or sent.
