Quick answer

We arrange private business loans for Sydney and NSW owners from $20,000 to $5,000,000, secured by residential, commercial or industrial property. NSW titles are registered with NSW Land Registry Services and all settlements are electronic. Sydney's high property values mean many owners have substantial equity, which suits second mortgages and caveat loans well.

Sydney has the country’s most valuable property market, which means many business owners are sitting on significant equity even with a sizeable home loan. That equity is exactly what private lenders lend against. Our desk is in Brisbane, but the lenders we work with fund property right across New South Wales.

Sydney property as security

Property Typical lender view
Houses across established suburbs Widely accepted, often with large equity
Townhouses and villas Widely accepted
Apartments in mid-sized buildings Accepted with body corporate checks
Apartments in large towers or with defect history Assessed building by building
Industrial units in the west and south Strong demand and sales evidence
Commercial offices and shops Accepted, with attention to tenancy

Building defects have been a prominent issue in parts of the Sydney apartment market. Lenders and valuers are well aware of it and will ask about any defect claims or rectification works. A well-maintained building with a healthy sinking fund is generally fine. Our strata units page covers the details.

How NSW titles work

New South Wales land is registered with NSW Land Registry Services. All dealings, including mortgages and caveats, are lodged electronically. A caveat records a lender’s interest quickly, and a registered mortgage provides formal security. The legal steps are similar to Queensland but use NSW forms and legislation, which the lender’s solicitor handles.

High equity, careful structure

Because Sydney homes are so valuable, a modest-looking combined LVR can still represent a large loan. Owners sometimes find they can borrow a substantial amount behind their existing bank loan with a second mortgage, without touching other assets. Equally, because the dollar amounts are bigger, the cost of getting the exit wrong is bigger. Plan the repayment carefully.

What Sydney owners borrow for

  • clearing ATO debts before they escalate to garnishee or director penalty notices
  • buying industrial or commercial premises before a bank can approve
  • construction and trade businesses bridging progress payments
  • hospitality and retail businesses funding a fit-out or a second site
  • importers funding stock ahead of a peak season
  • bridging between buying and selling a property

Working with us from interstate

Distance isn’t a barrier. A typical Sydney deal involves a phone call or two with our desk, an online enquiry, electronic ID verification, a valuation by a local Sydney valuer, documents prepared by the lender’s solicitor and signing with your own solicitor. Settlement happens electronically. You never need to visit Brisbane, and most owners never meet anyone in person.

Regional New South Wales

We also arrange loans against property in regional NSW, including Newcastle and the Hunter, the Central Coast, Wollongong and the Illawarra, the Southern Highlands, the Northern Rivers and inland centres like Wagga Wagga, Dubbo, Tamworth and Orange. Larger centres value quickly. Smaller towns and rural property take a little longer and may attract lower limits.

Local costs to factor in

NSW charges land tax on many investment and commercial properties above the threshold, and councils levy rates. Lenders check these are paid, because unpaid amounts can create charges that affect the lender’s security. If they’re overdue, paying them from the loan at settlement is common.

A worked example

A Marrickville coffee roaster needed $350,000 to buy a new roaster and expand into wholesale. The bank was interested but wanted another year of trading at the higher volume. The owner had a terrace in Petersham worth about $2 million with $700,000 owing.

A private lender advanced the full amount on a second mortgage behind the bank, settling in five business days after a local valuation. The combined LVR was comfortably inside the lender’s limit. The term was twelve months, with interest capitalised, and the bank refinanced once the wholesale business had built a track record.

Where we see Sydney deals

  • the inner west, including Marrickville, Leichhardt and Ashfield
  • the north shore and northern beaches, from Chatswood to Dee Why
  • the Hills District and north-west growth areas around Castle Hill and Box Hill
  • western Sydney, including Parramatta, Blacktown and Penrith
  • the south-west, including Liverpool, Campbelltown and Bankstown
  • the industrial belt through Smithfield, Wetherill Park, Botany and Alexandria
  • the Sutherland Shire and St George

Industrial property in Sydney

Sydney’s industrial market has been one of the tightest in the country, with low vacancy and strong demand for warehouse and logistics space. That makes industrial units and freehold sheds attractive security, and many owners who bought years ago now hold far more equity than they realise. A current valuation can be the first pleasant surprise of the process.

Frequently asked questions

Can a Brisbane-based desk help with a Sydney property?

Yes. Private lending is handled by phone, email and electronic signing, and the lenders we work with fund property nationally. The property's location matters more than ours.

Are NSW caveats different from Queensland ones?

The basic idea is the same, but each state has its own legislation and forms. The lender's solicitor handles the NSW process.

Does land tax affect a NSW loan?

Lenders check that land tax and council rates are paid, since unpaid amounts can affect the title. Overdue amounts can often be cleared from the loan.

Do you lend in regional NSW?

Yes, including Newcastle, Wollongong, the Central Coast and inland centres. Smaller towns may take longer to value.
