Quick answer

We arrange private business loans for Perth and WA owners from $20,000 to $5,000,000, secured by residential, commercial or industrial property. Western Australian land is registered with Landgate, and settlements are electronic. Time zones are the main practical difference: Perth runs two hours behind Brisbane for much of the year, which affects same-day timing.

Western Australia’s economy runs on resources, construction and the businesses that support them, and Perth’s property market has been strong in recent years. Many owners are holding more equity than they had a few years ago. That equity can secure a private business loan when a bank is slow or says no.

Perth property as security

Property Typical lender view
Houses in established suburbs Widely accepted
Villas, townhouses and units Widely accepted, with strata checks
Apartments in the CBD and inner suburbs Accepted, building by building
Industrial units in Welshpool, Malaga, Osborne Park and Canning Vale Strong demand and sales evidence
Commercial and retail property Accepted, with attention to tenancy
Homes in mining and regional towns Considered, with more caution

Perth’s industrial market is closely tied to resources and construction activity, and freehold sheds in established estates are generally well regarded by lenders.

How WA titles work

Western Australian land is registered with Landgate. Mortgages and caveats are lodged electronically. Landgate publishes detailed policy guides on caveats and mortgages, and WA has its own legislation and forms. As in other states, a caveat can protect a lender quickly, and a registered mortgage provides formal security.

Working across the time zones

Perth is two hours behind Brisbane for most of the year, and three hours behind the southern states during daylight saving. That matters for same-day deals. Lenders, valuers and settlement systems on the east coast work east coast hours, so a Perth owner enquiring at 2pm local time may be too late for same-day funding. If timing is critical, enquire early in the morning Perth time.

What WA owners borrow for

  • mining services and engineering businesses funding equipment ahead of contract payments
  • construction and trade businesses bridging long payment cycles
  • transport and logistics businesses buying vehicles or covering fuel and tax costs
  • clearing ATO debts and avoiding director penalty notices
  • buying commercial or industrial premises
  • bridging between properties

Regional Western Australia

We consider property in regional centres like Bunbury, Busselton, Mandurah, Geraldton, Albany and Kalgoorlie. Towns heavily dependent on a single mine or industry can see sharp price swings, so lenders are more conservative there. Rural and pastoral property is assessed case by case.

Where we see Perth deals

  • the northern suburbs, including Joondalup, Wanneroo and Scarborough
  • inner suburbs including Subiaco, Leederville, Victoria Park and Mount Lawley
  • the southern suburbs, including Fremantle, Cockburn, Rockingham and Baldivis
  • the eastern suburbs, including Midland, Bassendean and Kalamunda
  • industrial hubs like Welshpool, Malaga, Kewdale, Canning Vale and Henderson

A worked example

A Welshpool hydraulic engineering company won a maintenance contract with a Pilbara mine operator, paid 60 days after each monthly invoice. It needed $520,000 for parts, travel and wages before the first payment. The owner had a freehold workshop and a home in Applecross.

A private lender took a first mortgage over the workshop, which carried no debt, and settled in six business days after a local Perth valuation. The term was ten months, and the contract payments cleared the loan inside seven.

Timing and costs

For standard Perth property and a complete file, smaller amounts can possibly settle the same day when the enquiry comes in early, and larger amounts within 24 to 48 hours. WA land tax applies to many investment and commercial properties, and councils levy rates. Lenders check these are paid, and overdue amounts can often be cleared at settlement.

Fly-in, fly-out owners

Plenty of WA business owners, and their co-owners, work rosters on remote sites. That can make signing documents and attending a solicitor for independent advice harder to schedule. Tell us your roster when you enquire. Documents can often be signed electronically, some solicitors offer video appointments for independent advice, and a lender can plan settlement around the days you’re back in Perth. A little planning stops a two-week swing from stalling a deal that’s otherwise ready.

When the business is tied to one contract

Resources-linked businesses often rely on one or two large customers. Banks can see that concentration as a risk. A private lender secured by property is more interested in whether the contract income is real and when it will arrive. A copy of the contract, recent payment history from the customer and an aged receivables report make a strong case for the exit, even when the customer list is short.

Frequently asked questions

Does the time difference slow things down?

It can affect same-day deals, because lenders and settlement systems on the east coast close earlier in Perth's day. Enquiring early in the Perth morning gives the best chance of same-day funding.

Are WA caveats different?

Each state has its own rules and forms. Landgate publishes detailed guidance, and the lender's solicitor handles the WA process.

Do you lend against property in mining towns?

Sometimes. Property in towns tied to a single mine can be volatile, so lenders are more cautious. Larger centres are easier.

Can I use Perth property for a business interstate?

Yes. The property and the business can be in different states.
