How it works
From first call to funds in six steps
What happens, who does what and how to keep it moving.
- 1
1. Tell us the deal (about 60 seconds)
The property, what's owed, how much you need, what it's for and when. No credit check when you first enquire.
- 2
2. Our desk calls you
A person in our Brisbane office reads your enquiry and calls to fill in the gaps, especially the exit and the deadline.
- 3
3. We brief the right lender
Your file goes to the private lender best suited to your property and timing, not to a list of dozens.
- 4
4. Valuation and offer
The lender orders a valuation, often a desktop one, and issues a written offer. We walk you through the total cost in dollars.
- 5
5. Legal advice and signing
You review the documents with your own solicitor, who confirms you understand them. Co-owners and guarantors do the same.
- 6
6. Settlement
The caveat or mortgage is lodged and funds are paid to you, or straight to the ATO, vendor or supplier.
What to have ready
- Photo ID for every owner, director and guarantor
- The property address and a recent statement for any existing loan
- The document behind the need: an ATO statement, a demand, a contract or a settlement statement
- Your exit: how and when the loan will be repaid, with any evidence
- The name of the solicitor you'll use for independent advice
How to make it faster
Enquire early in the day. Tell every co-owner and guarantor before documents arrive. Book your solicitor in advance. Mention anything unusual about the property, like flood history or a defect claim, in your first message. Our guide to the first 48 hours of an urgent private loan goes hour by hour.
Before you sign
Read the letter of offer with our 20-point checklist, and run the figures through the caveat loan calculator. If anything looks unclear, ask. A good lender is happy to explain.
Common questions
How long does the whole process take?
It depends on the amount, property and how quickly documents are signed. $20k to $250k possible same day (property-secured); up to $5m possible within 24–48 hours. Second mortgages that need bank consent can take a few days longer.
Does enquiring affect my credit score?
No. There's no credit check when you first enquire. A lender will usually check your credit before formal approval, once you've decided to proceed.
Will my details be sent to lots of lenders?
No. Your file is read by a person and sent only to the lender who suits it. If that lender can't help, we'll talk to you before going anywhere else.
Do I need a solicitor?
Yes. Most private lenders require independent legal advice for you and any co-owner or guarantor. Booking a solicitor early is one of the best ways to avoid delays.
Who pays the lender's legal and valuation costs?
Usually the borrower, deducted at settlement. The letter of offer sets them out, and we'll explain each one.
Can funds be paid directly to the ATO or a vendor?
Yes. Paying the creditor directly at settlement is common and makes the business purpose clear.
