FAQ
Private business loan questions, answered
Straight answers to the questions business owners ask our desk most.
What is a private business loan?
A loan from a private lender rather than a bank, usually secured by property and used for a business purpose. Private lenders focus on the property, the purpose and the exit rather than a credit scorecard.
How much can I borrow?
Property-secured loans range from $20,000 to $5,000,000. Unsecured options are typically $5,000 to $500,000. The amount depends on the property's value, what's already owed and the exit.
How fast can I get the money?
$20k to $250k possible same day (property-secured); up to $5m possible within 24–48 hours. Same-day funding is also possible for smaller unsecured amounts.
What's the difference between a caveat loan and a second mortgage?
A caveat is a notice on title that protects the lender's interest and can be lodged quickly. A second mortgage is registered security behind your existing bank loan. Caveat loans are faster; second mortgages usually cost less and run longer.
Do I need to own property?
For most of what we arrange, yes. Property can be a home, an investment property, commercial or industrial premises, or land. Without property, unsecured options exist for smaller amounts.
Can I borrow with bad credit?
Often, yes. With property security, defaults, late payments and ATO debts are considered case by case rather than causing an automatic decline.
My bank said no. Can you still help?
Very possibly. Banks decline for policy reasons that private lenders don't share, like a recent restructure, an old default or a tight deadline. Tell us what the bank said.
Does enquiring affect my credit file?
No. There's no credit check when you first enquire. A lender will usually check your credit before formal approval.
Do you publish interest rates?
No. Private loans are priced on the property, purpose, exit and term, so a published rate would be misleading. We'll explain the total cost of any offer in dollars.
What can the money be used for?
Business purposes only: tax debts, wages, stock, equipment, premises, settlements, contracts and refinancing business debt. We don't arrange loans for personal or household purposes.
Will I have to make monthly repayments?
Not always. Interest can often be prepaid from the loan or capitalised and paid at the end, so there are no repayments during the term.
How long are private loans?
Usually a few months to two years. The term should match your exit, plus a buffer.
What is an exit strategy?
The specific event that repays the loan, such as a bank refinance, a property sale or a contracted payment. It's the most important part of a private loan application.
Can I keep my family home out of it?
Often, yes, if you have another property with enough equity. Tell us everything you own and we'll suggest the lightest security package.
Do my co-owners need to sign?
Yes. Every registered owner of the property must sign the security, and lenders usually require each to get independent legal advice.
Do you lend outside Queensland?
Yes. Our desk is in Brisbane, but we arrange loans against property in every state and territory.
Will my file be sent to lots of lenders?
No. A person reads it and briefs only the lender who suits the deal.
What fees should I expect?
Typically an establishment fee, legal and valuation costs, and a discharge fee, plus interest. All are set out in the letter of offer, and we'll walk through them with you.
